Property Types:   Office, retail, multi-family or any mixture of uses.

Size:                   $2 Million to $10 Million total capitalization.
Markets:              Seattle metropolitan area. Focus on growing urban centers.
Strategies:           Caerus turns underutilized properties into profitable investment through:
o       Property redevelopment;
o       Property repositioning;
o       Lease-up of existing or pending vacancy;
o       Contrarian investing in temporarily out-of-favor neighborhoods or property types with greater perceived risk than actual risk;
o       Recapitalization of underfunded owners;
o       Lender foreclosure sales;
o       Discounted prices from distressed sellers; and
o       Adaptive re-use of functionally obsolete or historical property. 
 Hold Period:         Three to seven years.
