Caerus Realty Capital LLC seeks to acquire, add value to, and dispose of commercial real estate over a holding period of three to seven years. 


  • Property Types and Area
Caerus concentrates on investment in office, retail, and multi-family properties in the Seattle metropolitan area with a focus on urban neighborhoods with genuine barriers to entry and growth potential.

  • Value Creation Strategies
·          Property redevelopment;
·          Property repositioning;
·          Lease-up of existing or pending vacancy;
·          Contrarian investing in temporarily out-of-favor neighborhoods or property types with greater perceived risk than actual risk;
·          Recapitalization of underfunded owners;
·          Lender foreclosure sales;
·          Discounted prices from distressed sellers; and
·          Adaptive re-use of functionally obsolete or historical property.

  • Co-Investment
Caerus is committed to proper alignment of interest with asset stakeholders and co-invests the firm’s capital in all sponsored investments. 
  • Leverage
Caerus recognizes the contribution that excess leverage makes to risk and targets conservative debt levels.
  • Due Diligence
Caerus makes a policy of strict and thorough investigation of all potential acquisitions including property contracts and leases, governmental regulation, physical and environmental conditions, title and survey, and an accounting audit when applicable.
  • Financial Analysis   
Caerus utilizes complex financial models for comprehensive investment analysis. Underwriting focuses on: market drivers and forecasts; the breakdown of a property’s return between initial yield, growth in the yield, and appreciation; a capital budget for maintenance and upgrades / redevelopment; and exit strategy.
  • Risk Adjusted Returns        
It is not sufficient to focus on the positive when making an investment decision. Caerus strives to use honest underwriting with realistic analysis of the downside risks when determining the required return for a given investment.
